Greenhill Park Landuse Consent and Design guidelines
Plan Change 12 introduced new rules to the district plan, including rules around fencing. As this differed from what the Greenhill Park design review panel considered appropriate for Greenhill Park, and landuse consent was lodged and approved by HCC for more fencing options for corner sites. The wording of the condition is as below.
5a. The construction of fencing greater than 1.2m and up to 1.8m forward of the front building line of the dwelling and on a street frontage, shall be provided for where the following is complied with:
a. Be limited to corner sites.
b. Fencing be designed to be 50% visually permeable, except for Lot 748 where only the top 300mm of the fencing is required to be 50% permeable;
c. Fencing only provided to screen the outdoor living area and occupy no more than 75% of the street frontage.
d. The main pedestrian entrance to the residential unit is not screened by a fence/gate greater than 1.2m in height.
e. Fencing is designed to be no closer than 1m from an existing or proposed vehicle access on the site.

Stages 22 & 23 - New Stages Available
Our contractors have made a great start on Stage 22 with drainage well underway. We expect works to be completed around September, with Stage 23 getting underway from there. All sites in Stage 22 are now either SOLD or UNDER CONTRACT. Stage 23 sections are still available.
Area Q - Land Development Plan Consenting
The Resource Consent for the Area Q Land Development Plan is progressing well. The Section 92 further information request has been submitted to HCC, and we are awaiting feedback from Council on that response. Area Q will deliver approximately 400 new sites on the eastern side of Webb Drive.
Neighbourhood Centre
Civil works are now complete and works clearance has been lodged with HCC. We expect titles to be issued in mid-2026. We have tenancies available. If you would like further information, please contact Brendon or visit:
